need a 95% ltv stated loan for land contract pay off with 10 months seasoning

I have a client in michigan who wants to pay off a land contract that is 10 months old. Her middle score is 610 and she owes 74,000 on a property that appraised for 82,000. She is a waitress and does not show enuff income through her paystubs and has no w-2′s although her bank statements for the past 24 months do show income of about 2300 a month. she has no other bills.

Looking for Partners on a Lead Generating Web Site

I’ve been in the mortgage business for 20 years and believe it or not, do not have a web site or lead generation system in place. I am wanting to expand my business from just referral to actually marketing, but every time II’ve tried, I’ve either spent tons of money on no leads or, as in my web site, I paid a firm that I’ve never since been able to reach…back when it cost quite a bit more. I am looking to do something different and am willing to hear….but very skeptical.

I need to purchase some leads. I purchase some from Lendingpad.com. They took my money and ran. Will not return my calls. I have only received 1 lead in 3 weeks. Anyway, where is a good source for leads? I need Leads in Arkansas and Utah only though. Would a couple of you like to go in a purchase some bulk leads so that we get the lead price down?
